CASE <br /> <br />REQUEST FOR FINAL PLAT REVIEW OF <br />RIVENWICK VILLAGE 2m) ADDITION; <br />CASE OF AMCON CONSTRUCTION <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />The City has received a final plat application from Amcon Construction to subdivide <br />Outlot B of Rivenwick Village 2nd Addition. The subject property is located south of <br />[ lighway 10 and northwest of Riverdale Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />l) <br /> <br />Site location map <br />Final Plat <br />Draft Planning Commission meeting minutes dated August 8, 2005 <br />City Staff review letter dated August 19, 2005 <br />Draft Development Agreement <br />Final Plat Resolution for Approval <br /> <br />Notification: <br /> <br />Minor plats are not sr~bject to a public hearing~ Residents within 700 feet of the subject <br />property were notified of the sketch plan and site plan request. A land Use sign was also <br />placed on the subject property. <br /> <br />Observations: <br /> <br />The final plat is proposing to subdivide the subject property into two buildabte lots. Site <br />plans for both lots have been submitted to the City and will be considered by the City <br />Council later on the agenda. <br /> <br />The subject property is currently zoned Mixed-Use PUD. As allowed by this zoning <br />district, B-2 Business District standards will be used to evaluate the sketch plan. The <br />newly created lots exceed the 1/2-acre minimum lot size, 100-foot lot width, and 150-foot <br />lot depth requirements. Some adjustments are required to the drainage and utility <br />easements shown on the final plat, per the City Staff Review Letter. <br /> <br />The grading, drainage, and utility plans will be reviewed as part of the site plan process. <br /> <br />Access will be derived for both lots from 139th Lane NW; more comments on access are <br />contained in the site plan review cases. Staff has submitted the plat to MnDOT for review <br /> <br /> <br />
