Approval of the building foundation requires a <br />certificate of elevation signed by a licensed (State of Minnesota), professional land <br />sm~veyor, verifying that the elevation with the approved grading plan for the Plat. <br />Foundation approvals will require a certificate of elevation verifying that the actual <br />elevation is in compliance with the approved grading and drainage plan. The lowest floor <br />elevation shall be at least 2 feet above the 100 year elevation. <br /> <br />No occupancy permit for any lot in the Plat shall be issued until: (a) all utilities are in <br />place, operational and accepted by the CITY. <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />t3. Park Dedication Requirements. The Subject Property is in the Mississippi Recreational. <br /> District. I>ark dedication requirements shall be satisfied by a cash payment in the amount of <br /> Seventeen Thousand Four Hundred Twenty-Four Dollars and no cents ($17,424.00) <br /> ($4,356.00 per commercial acre). A cash payment must be received at the CITY prior to the <br /> Plat being recorded at Anoka County. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />~4. Trail Development And Fees. The City Council has. enacted a trail development fee in the <br /> amount of One Thousand Ninety Dollars and no cents ($1,090.00) per commercial acre. <br /> Therel'ore, a payment in the amount of Four Thousand Three Hundred Sixty Dollars and no <br /> cents ($4,360.00) (4 acres x $1,090.00/acre) shall be paid to the CITY prior to releasing the <br /> Plat fi)r recording. <br /> <br />[9. <br /> <br />20. <br /> <br />SECTION VI <br />GENERAL <br /> <br />Boulevard and Area Restoration. The DEVELOPER shall be responsible for the cost <br />of establishing seed in all boulevards within thirty (30) days of the completion of the <br />street improvements, and restoring all other areas disturbed by the development grading <br />operation in accordance with the approved Grading and Erosion Control plan. The <br />DEVELOPER shall also be responsible for the cost of cleaning any soil, earth or debris <br />fi'om the wetlands within and adjacent to this Plat resulting from grading performed in the <br />development of the land. <br /> <br />Construction Site Maintenance.
