At tiao Planning Commission meeting there was discussion about dressing up the <br />clewttions facing 139th Lane and Feldspar Street, on the south and east sides of the site. <br />Planning Commission direction was for the developer to work with staff on adding some <br />windows to tho east side of the building, and a berm and additional landscaping to the <br />south side of the building around the loading dock. Revised plans have been submitted <br />that show the addition of windows to both the south and east sides of the building. <br /> <br />A landscaping plan has been submitted and is generally acceptable with some minor <br />revisions, as outlined in the City Staff Review Letter. Staff is recommending some <br />additional landscaping to the south and east sides of the building. <br /> <br />City Code requires I parking space for each 250 square feet of floor space for retail <br />buildings over 20,000 square feet. The proposed 34,727-square-foot building requires 139 <br />parking spaces. The site. plan is showing 83 parking spaces plus 56 proof-of-parking <br />spaces, for a total of 139 parking Stalls. <br /> <br />Thc S lumberland site will share utility lines with the Ramsey Office Condominiums site <br />to the west. <br /> <br />ri'he submitted grading and drainage plans will require some revision to ensure they <br />comply with the overall grading and drainage plan that was approved with the original <br />Rivcnwick Village subdivision. <br /> <br />Recommendation: <br /> / <br />Stall~ is recommending approval of the site plan, contingent upon compliance with the <br />City Staff review letter and the Developer signing a Development Permit with the City. <br /> <br />Council Action: <br /> <br />Motion to approve the proposed site plan contingent upon compliance with the Ciiy Staff <br />review letter dated August 19, 2005 and the Developer signing a Development Permit <br />with the City. <br /> <br />-or- <br /> <br />Motion to deny the site plan. <br /> <br />Review Checklist: <br />Asst.
