CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />PREMIER COMMERCIAL PARTNERS <br /> <br />On August 23, 2005, Site Plan approval was granted by the City of Ramsey ("City") to Premier <br />Commercial Properties ("Permittee"), whose address is Box 9, Anoka, MN 55303, construct two <br />6,000~squarc-lbot multi-tenant office buildings ("Structure") on the property which is legally described <br />as Sbllows: <br /> <br />Ix)l l. Block l, Rivenwick Village 2nd Addition, Anoka County, Minnesota <br /> <br />thc ("Site"). <br /> <br />This approwtl is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as <br />t'o l lows: <br /> <br />STRUCTURE. All building plans must be prepared and certified bya registered engineer or <br />architect. <br /> <br />STATE BUILDING' CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the <br />Site l'lan prepared by/Amcon dated July 5, 2005, revised August 11, 2005. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site- <br />improvements on the Site in accordance with the specifications and location as shown on the <br />Site l'lan submittal and in accordance with City Code. The City Engineering Department <br />requires the submittal of a complete set of Construction Plans for review and approval prior to <br />beginning construction on the site. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the Grading Plan prepared by Van Sickle, Allen and <br /> Associates dated July 7, 2005, revised August 12, 2005. <br />b. Installation of concrete and bituminous driveways and parking lot. <br />c. Installation of storm sewer, sanitary sewer, watermain, and appurtenances. <br />d. Installation of B-6/12 continuous concrete curbing around the perimeter of all concrete <br /> and/or bituminous surfaces. <br />e. Establishment of turf in areas disturbed during construction and in accordance with the Site <br /> [)lan. <br /> Installation and removal of temporary erosion control measures. <br />g. Installation of temporary bituminous curb at the interior access to the east in the event that <br /> thc Slumberland proposal is not constructed in a timely manner. <br /> Removal of curb and installation of concrete aprons on 139th Lane, by the Developer. <br />i. Installation of gate valve to service location. <br />j. Installation of landscaping materials in accordance with the Landscape Plan prepared by <br /> Amcon dated July 5, 2005, revised August 11, 2005.' <br />k. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and <br /> installed accordingly. <br /> <br /> <br />
