CASE # <br /> <br />REQU EST FOIl REVISED PRELIMINARY PLAT AND SITE PLAN APPROVAL OF <br />SUNFLOWER RIDGE 2~D ADDITION; <br /> CASE OF ORRIN THOMPSON HOMES <br /> <br />Backgrmmd: <br /> <br />The plans approved for Sunflower Ridge in 2002 consisted of 18.6 acres proposed to be <br />developed in 2 phases with a total of 126 row style townhomes. The first phase has been <br />developed and contains 46 townhome units. It is Staff's understanding that the requested <br />revisions to the preliminary plat and site plan are a result of replacing some of the row style units <br />with back4o-back units in the second phase of the development. The second phase of Sunflower <br />Ridge is proposed to contain 37 row houses and 44 back-to-back homes. Thc net density, exclusive of the .5 acres of wetland is 7 units per acre. <br /> <br />[n accordance With the previously approved preliminary plat and final plat and City Code, the <br />second phase of Sunflower Ridge will be served by two public streets: Iodine, which currently <br />exists, and 154th Avenue N.W. All row houses will have access to public streets. <br /> <br />The main changes to the preliminary plat and site plan are on Block 3, between Private Drive 1 <br />and 154th I,anc. This area of the plat will be developed with back-to-back units rather than <br />rowhouse style townhomes. As such, the configuration of the Private streets serving this area <br />will change. However, all of the private streets comply with City Code standards. <br /> <br />The (;fading and Drainage Plan and Utility Plan are generally acceptable; the final plans must <br />comply with comments in the City Staff Review Letter. <br /> <br />The change in product from row house to back-to-back house (Colonial Manor) is now subject to <br />thc City's newly adopted architectural standards. The new standards require that 35% of the area <br />ol' thc /?ont wall of the buildings be brick and 2 architectural elements be included in the design. <br />Two additional architectural elements may be used when less than 35% of the front wall is brick. <br />The Colonial Manor contaih~ 18% brick on the front wall and the design includes a total of 5 <br />additional architectural elements. <br /> <br /> <br />
