Dir. <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for preliminary plat approval of Sweet Bay Ridge to <br />dcvelop 158 urban service single family residential lots on the site of the property generally <br />known as the St. Anthony Gun Club. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary plat, grading, and utility plans <br />c) Landscaping/tree preservation plan <br />d) Planning Commission meeting minutes dated January 6, 2005 <br />e) Planning Commission meeting minutes dated March 3, 2005 <br /> City Council meeting minutes dated March 22, 2005 <br />g) DNR comment letter dated March 24, 2005 <br />h) City Staff review letter dated August 2, 2005 <br />i) Draft Planning Commission meeting minutes dated August 8, 2005 <br /> <br />Notification: <br /> / <br />State statute requires notification of preliminary plat public hearing to owners of property located <br />within 350 tbet of the subject property. Staff attempted to notify property owners within 700 feet <br />of thc subject property. <br /> <br />Observations: <br /> <br />Oakwood Land Dex)elopment is proposing to create 158 urban Single-family lots on 102 acres <br />generally known as the St. Anthony Gun Club, located on the east side of Variolite Street. The <br />preliminaly plat identifies a 3-phase development plan. <br /> <br />Access l"rom this development is provided onto Variolite Street at three locations: 163~d Avenue, <br />161st Avenue, and 159th Avenue. Outlot A will provide the opportunity for a future street <br />extension to the east. At the time of sketch plan review, there was not a definitive direction to <br />the Developer as to the extension of Traprock Street into Traprock Commons to the south. The <br />~'uturc corridor for Traprock to extend to' the south has been platted as Outlot B. In response to <br />comments received at the public hearing, the Planning Commission recommends that there be <br />some minimum threshold of redevelopment that occurs before Traprock is finished as a through <br />street. <br /> <br /> <br />
