CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF HARBER INDUSTRIES: <br />CASE OF HARBER INDUSTRIES <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br /> <br />Harber Industries submitted a site plan for the development of a manufacturing facility on the <br />property located at 6690 Sunwood Drive, on the coruer of Bunker Lake Blvd (County Road 116) <br />and Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City. Staff review letter dated August 25, 2005 <br /> <br />Notitication: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Harbor industries is proposing to construct a 41,472 square foot manufacturing facility at 6690 <br />Sunwood Drive within the Sunfish Lake Business Park Addition, Lot 2 Block 1. The property is <br />zoned E- 1 Employment D/istrict. Manufacturing is a permitted use in this district. <br /> <br />The proposed building has a total lot coverage of 24% and conforms to all required setbacks. The <br />[:uture addition shown on the site plan will require a separate review process, and will need to be <br />revised prior to submittal because the future addition dOes not meet rear yard setbacks. <br /> <br />Bailding materials are satisfactory and consist of a variety of materials and teXtures such as rock, <br />block fhcc, and pre-cast panels. The proposed building will look similar to near-by industrial <br />buildings. <br /> <br />The landscaping plan outlines a variety of different types and sizes of trees, and conforms with <br />alt landscaping requirements. <br /> <br />All park dedication, stormwater management, and water and sewer trunk fees will be paid <br />tt~rough the Tax increment Financing agreement established between the owner of the property <br />and the City of Ramsey. <br /> <br />Reco mm end atio n: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff Review <br />Letter dated August 25, 2005. <br /> <br />Commission Action: <br /> <br />41 <br /> <br /> <br />
