Absent: Commissioners Brauer and Watson. <br /> <br />APPROVAL OF PLANNING C'OMMISSION MINUTES <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Levine to approve the following <br />minutes as presented. <br /> <br />1) Planning Commission public hearing and regular meeting minutes dated July 7, 2005. <br /> <br />Motion carried. Absent: Commissioners Brauer and Watson. <br /> <br />CITY COUNCIL MINUTES <br /> <br />The following City Council minutes were noted. <br /> <br />1) <br />2) <br /> <br />City Council Regular Meeting Minutes dated June 28, 2005. <br />City Council Regular Meeting Minutes dated July 12, 2005 <br /> <br />PUBLIC HEARINGS/COMMISSION BUSINESS <br /> <br />Case #1 Request for Site Plan Review of Sunfish Gateway; Case of Sharp & <br /> Associates <br /> <br />Associate Planner Geisl6r advised that Sharp and Associates, LLC has applied for site plan <br />review for the development of an 8,415 square foot office/warehouse facility in the Sunfish <br />Gateway Business Park at 6431 140th Court. She stated that the subject property is zoned <br />Employment and the proposed facility is a permitted use in this district. <br /> <br />Associate Planner Geisler stated that the site plan is exceeding all setbacks, except the side yard. <br />She noted that the proposed addition has a building setback encroacInnent of 11 feet on the north <br />side. She indicated the developer has filed a variance for this setback encroachment, which the <br />Board of Adjustment just approved. She explained that lot coverage has been calculated at <br />20.7%, which is under the 45% maximum lot coverage restriction established in City Code. She <br />stated that the site plan is subject to a total of 18 parking stalls and the site plan is providing for a' <br />total of 27 parking stalls. <br /> <br />Associate Planner Geisler indicated that the proposed rock face concrete block on the exterior <br />wails is permitted in the E-1 Employment District. She noted that the grading and drainage plan <br />is generally acceptable in accordance with the City Staff Review Letter, as is the landscaping <br />plan. <br /> <br />Commissioner Johnson asked if the applicant was familiar with the Staff Review Letter. <br /> <br />The applicant indicated he is familiar with it, and has no problems with it. <br /> <br />P2 <br /> <br />Planning Commission/August 8, 2005 <br /> Page 2 of 26 <br /> <br /> <br />
