That the Applicant is proposing to offer 3 types of products: crushed rock, wood mulch, <br />and soil. <br /> <br />That the Applicant has stated that the materials would be stored' in an orderly fashion <br />within a maximum of twenty (20) bins with a capacity of 16 cubic yards of soil/mulch or <br />22 tons of rock each. <br /> <br />10. <br /> <br />That the proposed location for the storage of bulk landscape materials complies with the 65 <br />foot wide buffer around the perimeter of the Subject Property, which buffer was <br />established by the amended Conditional Use Permit approved by the City CoUncil on <br />August 24, 2004, to serve as a buffer yard between the commercial operations and the <br />adjacent residential and public-right-of way. <br /> <br />11. That the proposed use will/Will not be unduly dangerous or detrimental to persons residing <br /> or working in the vicinity of the use, or to the public welfare. <br /> <br />12. That the proposed use will/will not substantially adversely impair the use, enjoyment or <br /> market value of any surrounding property. <br /> <br />13. <br /> <br />That the proposed use will/will not be designed, constructed, operated, and maintained so <br />as to be harmonious and appropriate in appearance with the existing or intended character <br />of the general vicinity and will/will not change the essential character of the area. <br /> <br />14. That the proposed use will/will not be hazardous to existing or future neighboring uses. <br /> <br />15. That the <br /> <br />16.
