LEASE AGREEMENT <br />THIS LEASE AGREEMENT (hereinafter "Lease") made as of this day <br />of , 2021, is entered into by and between the City of Ramsey, a <br />Minnesota municipal corporation, 7550 Sunwood Drive, Ramsey, Minnesota 55303 <br />("Landlord") and Mille Lacs Motor Sports II, Inc., a Minnesota corporation ("Tenant"). <br />The Landlord and the Tenant are hereinafter collectively referred to as "the parties" and <br />individually as a "party." <br />IN CONSIDERATION OF the mutual agreements expressed herein, the parties <br />agree as follows: <br />1. Purpose. Landlord is the fee owner of the Premises described in Paragraph <br />2 of this Agreement. Tenant desires to rent the Premises from Landlord for Tenant's use <br />as a place of worship and related uses. Landlord is willing to lease the Premises to <br />Tenant pursuant to the terms and conditions of this Lease. <br />2. Premises. The "Premises" consists of the rear 18,200 square feet located in <br />the building located at 6701 Highway 10 Northwest, in Ramsey, Minnesota and which <br />building ("Building") is located on the following legally described property: <br />Lot 3, Block 1, DEAL INDUSTRIAL PARK, Anoka County, Minnesota. <br />The Premises also include the nonexclusive use of the paved parking areas <br />adjacent to the Building for access. The Tenant's employees and invitees shall not be <br />permitted to the use of those parking areas which interfere with the reasonable use of <br />other tenants located within the Building. <br />The Premises is depicted on the attached Exhibit A hereto, and is labeled "Lease <br />Area 18,200 SF". Exhibit A is incorporated herein as if fully set forth in this Lease. <br />3. Term. The term of this Lease is: <br />Lease Period 1 — December 1, 2021 — May 31, 2022 <br />Lease Period 2 — June 1, 2022 — May 31, 2023 <br />OPTION Period — Lease Period 3 — June 1, 2023 — May 31, 2024 (the "Option") <br />The Lease begins on December 1, 2021 (the "Commencement Date") and ending <br />at midnight on May 31, 2023, unless the Tenant provides Notice the Landlord that <br />it wants to exercise the Option on or before March 1, 2023.
