l:oundation approvals will require a certificate of elevation verifying that the actual <br />elevation is in compliance with the approved grading and drainage plan. The lowest floor <br />elevation shall be at least 2 feet above the 100 year elevation. <br /> <br />No occupancy permit fbr any lot in the Plat shall be issued until: (a) all utilities are in <br />place, operational and accepted by the CITY. <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />13. Park Dedication Requirements. The Subject Property is in the Mississippi Recreational <br /> District. Park dedication requirements shall be satisfied.by a cash payment in the amount of <br /> Otlc Nundrcd Seventy Six Thousand Dollars and no cents ($176,000100) (80 units x <br /> $2,200.00/unit). A cash payment must be received at the CITY prior to releasing the Plat for <br /> recording at Anoka County. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />14. Trail Development And Fees. The City Council has enacted a trail development fee in the <br /> amount of $550.00 per unit. Therefore, a payment in the amount of Forty Four Thousand <br /> Dollars and no cents ,($44,000.00) (80 units x $550.00/unit) shall be paid to the CITY prior <br /> to releasing the Plat [~or recording at Anoka County. <br /> <br />19. <br /> <br />20. <br /> <br />SECTION VI <br />GENERAL <br /> <br />Boulevard and Area Restoration. The DEVELOPER shall be responsible for the cost <br />ol' establishing seed in all boulevards within thirty (30) days of the completion of the <br />street improvements, and restoring all other areas disturbed by the development grading <br />operation in accordance with the approved Grading and Erosion Control plan. The <br />DEVELOPER shall also be responsible for the cost of cleaning any soil, earth or debris <br />fi'om the wetlands within and adjacent to this Pla} resulting from grading performed in the <br />development of the land. <br /> <br />Construction Site Maintenance. The DEVELOPER shall adhere to all City ordinances <br />relating to, but not limited to, dumping of garbage, site development, construction debris, <br />open burning, etc. Construction and Delivery Hours are restricted to 7:00 AM to 10:00 <br />I'M, Monday through Saturday.
