Councihnc~nber Cook introduced the following resolution and moved for its adoption: RESOLUTION #05-07-228 A RESOLUTION ADOPTING FINDINGS OF FACT #0728 TO REZONE CERTAIN PROPERTY FROM R-1 SINGLE FAMILY RESIDENTIAL TO PLANNED UNIT DEVELOPMENT WHEREAS, the City received an application to rezone certain property in accordance with Section 9.03.03 (Zoning Amendments) and 9.20.31 (Planned Unit Development) of the Ramsey City Code. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, that the findings of fact are determined to be as follows: That National Growth LLC, hereinafter referred to as "Applicant," has properly applied to rc×onc certain property from R-1 Single Family Residential to Planned Unit Development. That the Planning Commission conducted a public hearing pursuant to Section 9.03.03 of thc City Code on April 7, 2005 and said public hearing was properly advertised, and the minutes of said public hearing are hereby incorporated by reference. 3. That the property proposed to be rezoned is legally described as follows: q'hc north 330.00 feet of the Northwest Quarter of the Northeast Quarter of Section 23, Township 32, Range 25, together with an easement for road purposes over the west 33.00 feet of that part of the Northeast Quarter of said Section 23 which lies north of County State Aid Highway No. 5, according to the United States Government survey thcrco£, Anoka County, Minnesota. 4. That the total area of the property to be rezoned is 10 acres in size. That the proposed rezoning is located within the Metropolitan Urban Service Area (MUSA) boundary. That the Subject Property is currently zoned R-1 Single Family Residential and the surrounding adjacent properties are zoned R-1 Single Family Residential. That Scction 9.20.11 (R-1 Residential District) of the City Code permits single family rcsidcntial units at a density of 3 units per acre; or 4 units per acre as a Planned Unit I)cvclopment that includes townhomes That the development will include single unit detached townhomes at a net density of 3.3 units per acre.
