Councihnc~nber Cook introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #05-07-228 <br /> <br /> A RESOLUTION ADOPTING FINDINGS OF FACT #0728 TO REZONE <br />CERTAIN PROPERTY FROM R-1 SINGLE FAMILY RESIDENTIAL TO PLANNED <br />UNIT DEVELOPMENT <br /> <br /> WHEREAS, the City received an application to rezone certain property in accordance <br />with Section 9.03.03 (Zoning Amendments) and 9.20.31 (Planned Unit Development) of the <br />Ramsey City Code. <br /> <br /> NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, that the findings of fact are <br />determined to be as follows: <br /> <br />That National Growth LLC, hereinafter referred to as "Applicant," has properly applied to <br />rc×onc certain property from R-1 Single Family Residential to Planned Unit Development. <br /> <br />That the Planning Commission conducted a public hearing pursuant to Section 9.03.03 of <br />thc City Code on April 7, 2005 and said public hearing was properly advertised, and the <br />minutes of said public hearing are hereby incorporated by reference. <br /> <br />3. That the property proposed to be rezoned is legally described as follows: <br /> <br />q'hc north 330.00 feet of the Northwest Quarter of the Northeast Quarter of Section 23, <br />Township 32, Range 25, together with an easement for road purposes over the west <br />33.00 feet of that part of the Northeast Quarter of said Section 23 which lies north of <br />County State Aid Highway No. 5, according to the United States Government survey <br />thcrco£, Anoka County, Minnesota. <br /> <br />4. That the total area of the property to be rezoned is 10 acres in size. <br /> <br />That the proposed rezoning is located within the Metropolitan Urban Service Area (MUSA) <br />boundary. <br /> <br />That the Subject Property is currently zoned R-1 Single Family Residential and the <br />surrounding adjacent properties are zoned R-1 Single Family Residential. <br /> <br />That Scction 9.20.11 (R-1 Residential District) of the City Code permits single family <br />rcsidcntial units at a density of 3 units per acre; or 4 units per acre as a Planned Unit <br />I)cvclopment that includes townhomes <br /> <br />That the development will include single unit detached townhomes at a net density of 3.3 <br />units per acre. <br /> <br /> <br />
