CASE # <br /> <br /> REQUEST FOR A CONDITIONAL USE PERMIT TO <br />EXCEED THE MAXIMUM ALLOWABLE SQUARE FOOTAGE FOR <br />ACCESSORY STRUCTURES; CASE OF DAVID AND LYNETTE RANDALL <br />By: Breanne Dairies, Associate Planner <br /> <br />Background: <br /> <br />The City received an application from David and Lynette Randall on August 2, 2005 for a <br />conditional use permit to construct an accessory building that would exceed the maximum <br />access~)ry square footage established in City Code on the property located at 7960 171st Lane <br />NW. <br /> <br />The fi)llowing items are enclosed for your information: <br /> <br />a) Site location map <br />10) Site plan <br />c) Signed statements with neighbors' signatures <br />d) Draft Planning Commission Minutes dated 9/1/05 <br />e) Proposed Findings of Fact <br />l) ?reposed Conditional Use Permit <br /> <br />Observations: <br />The subiect property is 99,056 square feet, or approximately 2.3 acres in size. The applicant is <br />seeking to construct an accessory garage for the storage of general equipment and tools. The <br />proposed building will be 30 feet by 40 feet, for a total square footage of 1,200 square feet. The <br />property currently has 2 other accessory buildings on the site, totaling 1,280 square feet. <br /> <br />Under City Code, a 2.3 acre parcel is allowed 2,064 square feet of accessory building space. The <br />proposed building requires a conditional use permit because the addition of the proposed <br />building will cause the property to exceed its maximum allowable square' footage by 416 square <br />feet, totaling 2,480 square feet. <br /> <br />The proposed accessory building will be constructed on 12-inch by 24-inch paved concrete <br />lb~tings and exterior walls will be made of vertical steel siding. The applicant has worked with <br />thc contractor to choose a color that closely matches the house and garages. The proposed <br />building will be 15 feet in height, and will closely match the height of the existing garages. The <br />building will be used primarily for the storage of machinery and tools needed for lawn care and <br />plowing and will be constructed with a 10 by 14 foot overhead door. <br /> <br />The proposed building will be located in the southeast comer of the property, and conforms to all <br />setbacks in the R-1 zoning district. <br /> <br />'I'he l'lanning Commission conducted a public hearing on September 1, 2005 and there were no <br />verbal c~mments submitted to the Commission.. <br /> <br /> <br />
