The property is <br />zoned E- 1 Employment District. Manufacturing is a permitted use in this district. <br /> <br />l'he proposed building has total lot coverage of 24% and conforms to all required setbacks. The <br />thmre addition shown on the site plan will require a separate review process, and will need to be <br />revised prior to submittal because the future addition does not meet rear yard setbacks. <br /> <br />Building materials are satisfactory and consist of a variety of materials and textures such as rock, <br />block I:acc, and pre-cast panels. The proposed building will loOk similar to other nearby industrial <br />buildings. <br /> <br />The applicant has submitted a revised landscaping plan and a revised grading and drainage plan, <br />whid~ arc generally acceptable to staff, with a few minor revisions, as outlined in the staff review <br />Fetter. <br /> <br />All park dedication, stormwater management, and water and sewer trunk fees will be paid <br />through the Tax Increment Financing agreement established between the owner of the property <br />and the City of Ramsey. <br /> <br />The Planning Commission heard this case on September 1, 2005 and recommended the City <br />C()unciI approve the site plan. <br /> <br /> <br />
