Regular Planning Commission 6. 3. <br /> Meeting Date: 03/24/2022 <br /> By: Brian Hagen, Community Development <br /> Information <br /> Title: <br /> PUBLIC HEARING: Consider Preliminary Plat for Rivenwick Village 4th Addition <br /> Purpose/Background: <br /> The purpose of this case is to review a request from LGI Homes -Minnesota, LLC (the "Applicant")for a <br /> Preliminary Plat application for Rivenwick Village 4th Addition. The Subject Property is located south of Hwy 10, <br /> north of Riverdale Dr NW and west of Jasper St NW and is approximately 7.2 acres. The Subject Property is zoned <br /> MU-PUD: Mixed-Use PUD. <br /> On November 24, 2020 the City Council, as recommended by the Planning Commission, confirmed direction for <br /> future development of this site. The current proposal is within the direction as provided by Resolution 420-266, <br /> attached. The current proposal would split the existing parcel, and the request is to plat the residential portion of the <br /> remaining vacant land. The commercial portion would be platted into an outlot for future development. <br /> Notification: <br /> The City attempted to notify Property Owners, as reflected in the Anoka County Property Records,within 700 feet <br /> of the Subject Property of the request. <br /> The Public Hearing Notice was also properly posted in the Anoka County Union Herald,the City's Official <br /> Newspaper. <br /> Observations/Alternatives: <br /> Staff has completed a first review of the request and has found the proposal generally conforms to regulations. Staff <br /> comments are attached to the case for review. Due to current staffing levels in Community Development,the City <br /> has hired WSB &Associates to complete the majority of the planning review. Ramsey staff assisted WSB with the <br /> review where needed.WSB's review memo is also attached. <br /> This project is being reviewed against the R-3 Residential District standards. <br /> Next Steps: <br /> Next steps in the platting process include formal consideration of the preliminary plat by the City Council. The <br /> Applicant would then proceed forward with final plat and developer's agreement. <br /> Funding Source: <br /> The Applicant is responsible for all costs associated with project review. <br /> Recommendation: <br /> Staff recommends approval of Rivenwick Village 4th Addition Preliminary Plat, subject to compliance with Staff <br /> Review Comments. <br /> Action: <br /> Motion to recommend the City Council approve Rivenwick Village 4th Addition Preliminary Plat, subject to <br /> compliance with Staff Review Comments. <br />
