Regular Planning Commission 7. 1. <br /> Meeting Date: 03/24/2022 <br /> By: Chris Anderson, Community <br /> Development <br /> Information <br /> Title: <br /> Discussion Topic: Conceptual Architecture for Potential Townhome Project in The COR; Case of Jason Palmby <br /> and M/I Homes <br /> Purpose/Background: <br /> Jason Palmby, a prospective developer(the "Developer"),has acquired multiple parcels within The COR that were <br /> formerly owned by KHovnanian Homes and were part of the original Ramsey Town Center 7th Addition <br /> (Symphony at Town Center). The parcels are located west of Rhinestone Street, south of Bunker Lake Boulevard, <br /> north of East Ramsey Parkway, and are bisected by 146th Avenue (combined,the "Subject Property). The <br /> Developer is working with M/I Homes to finalize a townhome product that would be unique to The COR,while <br /> still meeting the vision and intent of the architectural standards. <br /> The Developer has provided a narrative generally summarizing their project as well as some photos of the proposed <br /> attached townhome units. The Developer is interested in feedback on the design and more specifically,the front <br /> entryway as it relates to the Design Framework and covered front porches. <br /> Notification: <br /> Observations/Alternatives: <br /> The Developer has noted that there would be a covered front entry;however, it would not be 36 square feet in area <br /> (see photos in attached Developer Summary). In lieu of the full 36 square foot covered front porchibalcony,the <br /> Developer has proposed a covered front entry with uncovered patio space on each side of the front entrance. <br /> Additionally,there would be a decorative fence to demark the private/public boundary.
