PUBLIC HEARINGS/COMMISSION BUSINESS <br /> 6.01: Public Hearing: Consider Resolution #21-309 and Ordinance #21-23 Approving <br /> Preliminary Plat for Trott Brook Crossing; Case of Sotarra <br /> Public Hearin <br /> Chairperson Bauer called the public hearing to order at 7:02 p.m. <br /> Presentation <br /> Senior Planner McGuire Brigl presented the staff report stating that staff recommends adoption of <br /> Resolution#21-309 and Ordinance #21-23 approving Preliminary Plat for Trott Brook Crossing. <br /> Chairperson Bauer asked the current lot size for the different areas of the site. <br /> Senior Planner McGuire Brigl provided details on the different lot sizes. She noted an area that <br /> was previously believed to be unbuildable but is actually buildable and zoned for 2.5 acre lots on <br /> well and septic. <br /> Commissioner VanScoy commented that there seems to be something above parcel D on the west <br /> side identified as an exception and asked for clarification. <br /> Senior Planner McGuire Brigl replied that is a single-family home and will not be platted as part <br /> of this project as it is not owned by the applicant. <br /> Commissioner VanScoy asked the zoning of that property. <br /> Senior Planner McGuire Brigl replied that property is zoned MUSA. <br /> Commissioner Gengler asked for clarification on the term as-builts. <br /> Planning Commission/ October 28, 2021 <br /> Page 2 of 23 <br />
