Findings of Fact <br />Pulte Homes Sommerset Station Development <br />July, 2005 <br />Page 2 <br /> <br />retain a sense of place. Urbanization has become an issue in many areas, and is only <br />becoming a larger issue because of the need to preserve natural areas and open space. <br />Through these competing issues, many environmental resources, former open spaces and <br />farmland have decreased and infrastruc~-ure costs as roads and sewer system extensions <br />have increased. <br /> <br />Traffic <br />1. <br /> <br />An increase in traffic flow will be generated in the project area due to the <br />residential and commercial development. <br />Future development in the City of Ramsey will generate more traffic, which will <br />put additional pressure on the surrounding transportation systems. To account for <br />this, continued transportation planning at the local, county, and state levels is <br />necessary to provide for the long term construction and maintenance of <br />transportation facilities designed for the current and anticipated ~owth in the <br />City of Ramsey. <br /> <br />The extent to which environmental effects are subject to mitigation by ongoing public regulatory <br />authority: <br /> <br />1. No ongoing regulatory authority mitigation will be necessary. <br /> <br />The extent'to which environmental effects can be anticipated and controlled as a result of other <br />available environmental stud/es undertaken by pub!ic a~encies or the proiect proposer: <br /> <br />t.
