15153 Nowthen Boulevard NW · Ramsey, Minnesota 55303 <br />City Hall: (763) 427-1410 · Fax:i (763) 427-5543 <br />www.ci.ramsey.mn.us <br /> <br />September 30, 2005 <br /> <br />Tina Goodroad <br />Pulte Homes of Minnesota Corporation <br />815 Northwest Parkway, Suite 140 <br />Eagan, ND4 55121 <br /> <br />Re: Preliminary Plat Review- Summerset Meadows <br /> <br />Dear Ms. Goodroad: <br /> <br />We are in receipt of your proposed preliminary plat for the development of the Bauer and <br />Green properties located west of Armstrong Blvd. and south of Alpine Dr. The <br />preliminary plat submittal, entitled Summerset Meadows, consists of 54 sheets including: <br />Existing Conditions data, Site Development Plans including the preliminary site plan, <br />parks and open space plan, the prelimin,-Lry landscaping plan, the preliminary tree <br />preservation plan, and the Preliminary Plat, Utility, Grading and Drainage Plans, dated <br />September 6, 2005, Revised September 12, 2005 The plans wm-e prepared by Dahlgren, <br />Shardlow, and Uban, Inc.; James R. Hilt, inc.; and Graham Environmental Service, Inc. <br />Staff offers the following comments: <br /> <br />General: The preliminary plat covers an area of 187 acres. Puke Homes is proposing to <br />develop 606 housing units on 136 acres of the site. As part of the plat, the developer is <br />creating outlots that will contain commercial development on 38.5 acres. They are also <br />reserving a 300-foot Wide corridor needed for the future Mississippi River Bridge <br />Crossing. This corridor is nearly 14 acres in size. The residential portion of the <br />development will consist of I54 small-lot single family homes, 274 village row <br />townhomes, and 178 courthome (back-to-back) townhomes. The plat also dedicates 4.26 <br />acres as a public park and creates a 2.23 acre home owners association park that will <br />contain a pool, tennis and basketball courts, and a clubhouse. <br /> <br />Planned Unit Development (PUD) Zoning: You are proposing that the subdivision be <br />rezoned to a Planned Unit Development (PUD) due to the desire to foster neighborhood <br />design elements as well as to make up for the loss of nearly 14 acres being given to the <br />City. for the future Mississippi River Bridge crossing create a unique neighborhood.
