Preliminary Plat Review: Summerset Meadows ',- <br /> <br />September 30, 2005 <br />Pc~ge 8 <br />Site Plan-Architectural: From the information that you have supplied; it appears, that <br />the townhome units will meet and exceed the architectural standards for townhomes. The <br />units will have an exterior palette of-six colors and will contain several desired <br />architectural design elements (dormers, bay windows, shutters, and articulated facades). <br />The units will have at least 14% coverage of brick/stone on the front elevations. <br />Townhome standards dictate that at least 35% of the front elevations consist of these <br />material unless additional architectural elements and colors are used. The townhome <br />units quali['y tbr this exemption since there will be at least five colors used On the <br />exteriors and they will be using multiple desired architectural elements, <br /> <br />The City still needs information regarding the single-family units as well as architectural <br />elewmons for all of the proposed units. <br /> <br />Stornxwater Management Fee:. A stormwater management fee must be paid for the new <br />bts being created. The 2005 rate is $384.00 per unit. The rate in effect at the time of the <br />final plat approval will be the one charged for the development. <br /> <br />Sewer and Water Trunk Fee: The city has established a sanitary sewer and water trunk <br />['ce that must be paid prior to release of the final plat for recording. The 2005 Rate is <br />$2962 per lot. The rate in effect at the time of the final plat approval will be the one <br />charged ~br the development. <br /> <br />REU Number: The City has enacted a quarterly drainage utility charge that is applicable <br /> each unit in the proposed development that is collected quarterly on the property <br />owner's utility bill. <br /> <br />The Ramsey Planning Commission will be meeting at 7:00 p.m. on Thursday, October 6, <br />2005 at the Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider your <br />request for preliminary plat review.
