CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF MINKS CUSTOM HOMES: <br />CASE OF MINKS CUSTOM HOMES <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br /> <br />Minks Cnstom Hemes submitted an application for minor plat to combine two lots into one lot. <br />The two k~ts are located on the southeast comer of Sunfish Lake Court and Sunfish Lake <br />[3oulevard and are legally described as Lot 4 Block 1 Oak Ridge Industrial Park, and Lot 3, Block <br />I Ramsey 67 Industrial Park 1st Addition. <br /> <br />The following items are enclosed for your information: <br /> <br />l) Site location map <br />2) Site Plan <br />3) City Staff Review Letter dated September 27, 2005 <br /> <br />Notification: <br /> <br />Sketch plans are not subject to a public hearing. However, owners of property within 700 feet of <br />rhe subject property were notified of the sketch plan and site plan request. A land use sign was <br />aisc erected on the subject property. <br /> <br />Observations: <br /> <br />13cn Minks is proposing to construct a 20,048 square foot facility on the property. The site is <br />located in the E~ [ Employment District. <br /> <br />The newly created lot exceeds the minimum 1 acre lot size and 200 feet minimum width <br />requirement. The lot will be 3.39 acres in size. The standard 10 foot utility and drainage <br />easements will be provided around the perimeter of the site. Existing easements on the common <br />property line between the two lots will be vacated as part of the replat. <br /> <br />All grading, drainage, utility, landscaping, and tree preservation plans will be reviewed as part of <br />the site plan review process. <br /> <br />Recommendation: <br /> <br />Thc sketch plan process provides the Planning Commission the opportunity to relay to the <br />developer direction on the proposed subdivision related to street networks, lot layout, and overall <br />design that are acceptable and those issues that may need further analysis. <br /> <br />27 <br /> <br /> <br />
