Manufacturing, warehouses, and offices are <br />p<rmittcd uses in this district. Retail uses are permitted in E-1 districts in multi-tenant facilities, <br />but these uses are limited, to 20% of the units within the building. <br /> <br />Lot Sizes: The minimum lot size in the E-I district is 1 acre. This lot combination will result in' <br />a 3.39 acre lot. <br /> <br />Lot Dixnensions: All proposed lots must have at least 200 feet in width. The proposed lot meets <br />all lot width requirements. <br /> <br />Access: The proposed lot gains two accesses from Sunfish Lake Court. <br /> <br />Drainage and Grading: Drainage and ~ading issues will be addressed as part of the site plan <br />review process. <br /> <br />Utilities: The proposed building wiI1 be served by existing sewer and water facilities. <br /> <br />Drainage and Utility Easements: There is a ten foot drainage and utility easement around the <br />entire perimeter of the two properties. The common property line easements will need to be <br />vacated in order to build the proposed building. <br /> <br />Sewer and Water Trunk Charges: All subdivisions are subject to a series of sewer and water <br />trm~( anti lateral fees. The total cost for such fees per acre is $10,597, for a total of $35,924 for <br />this site. <br /> <br />3:1 <br /> <br /> <br />
