CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW FOR MINKS CUSTOM HOMES: <br />CASE OF MINKS CUSTOM HOMES <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br /> <br />Minks Custom Homes, LLC submitted a site plan for the development of a 20,048 square foot <br />multi-tenant office/warehouse facility located generally at the southeast comer of Sunfish Lake <br />Boulevard NW and Sunfish Lake Court. <br /> <br />The following items are enclosed for your information: <br /> <br />l) Site location map <br />2) Site Plan <br />3) City Staff Review Letter dated September 27, 2005 - <br /> <br />~'otification: <br /> <br />Site plans cio not require a public hearing. <br /> <br />Observations: <br /> <br />Ben Minks is proposing to construct a 20,048 square foot facility by combining two lots through <br />a minor plat to create one, buildable lot. The property is zoned E-1 Employment. Office and <br />warehousing uses are permitted within this district. Limited retail is also permitted, but is limited <br />to ~v/o t~t' the square footage of any proposed building. <br /> <br />The proposed structure will be a multi-tenant building with five bays for office/warehousing <br />uses. ()ne bay will be occupied by the offices of Minks Custom Homes. <br /> <br />The site plan conforms to all setbacks, architectural standards, and lot coverage requirements. <br />However, the future expansion as indicated on the site plan is not acceptable. City Code prohibits <br />more than one main building on a lot. A revised site plan was requested to indicate acceptable <br />future expansions so that a realistic grading, drainage, and parking plan could be reviewed. <br /> <br />There are some minor issues with the landscaping plan, as outlined in the staff review letter, and <br />a tree preservation plan is also requested. <br /> <br />Recommendation: <br /> <br />~,tatf recommends site plan approval contingent upon compliance with the City Staff Review <br />Letter dated September 27, 2005 and submission of a revised grading/drainage plan, revised <br />landscaping plan, and a tree preservation plan. <br /> <br /> <br />
