CASE #: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL FOR <br />TOWN CENTER liTM ADDITION; <br /> CASE OF RAMSEY TOWN CENTER, LLC <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />The City is in receipt ora preliminary plat to plat one buildable lot and several outlots as a part of <br />Ramsey ri'own Center 11th Addition. The subject property is located between Rhinestone Street <br />and East Town Center Drive, south of East Ramsey Parkway. This subdivision request is being <br />considered along with a site plan review for the Ramsey Professional Center. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Preliminary plat <br />City StaffReview Letter (to be distributed at the meeting) <br /> <br />Observations: <br /> <br />The preliminary plat is proposing to create one buildable lot and several outlots. The total area of <br />thc plat is approximately 18.5 acres. The Ramsey Professional Center is proposed for Lot 1, <br />Block l; this lot is approximately 4 acres in size and is located in the Town Center TC-1 <br />subdistrict. There is no minimum lot size in this district. Minimum lot width is 20 feet, and <br />minimum tot depth is 80 feet. Lot l, Block 1, meets these requirements. <br /> <br />Public right-of-way will be required north of Lot 1 to construct 145th Avenue across Outlot A. <br />The center line must be offset 150 feet from 145th Avenue east of Rhinestone Street. The right- <br />or-ways [:bt 145th Avenue must line up at Sapphire Street also or be offset 150 ft. The Sapphire <br />Street right-obway should be extended to East Ramsey Parkway. This Will provide a connection <br />between constructed streets since the schedule for construction of East Town Center drive has <br />not been established. This will also eliminate the need to construct an additional street at this <br />time. <br /> <br />The site plan for Ramsey Protbssional Center is proposing surface parking that will provide a <br />through connection between Rhinestone and Sapphire Streets. It will allow building occupants to <br />use both streets for ingress and egress. The end users must anticipate public users passing <br />through the parking lot between these two streets. Installation of speed bumps in the future <br />would be acceptable. Dividing the lot into east and west halves without a connection or creating a <br />serpentine connection would not be viewed favorably by the City. <br /> <br />47 <br /> <br /> <br />
