fagade is meeting this requirement. The TC-1 District requires buildings to be 2-5 stories in <br />height. The site plan is proposing a three-story office building. <br /> <br />The grading, drainage, and utility plans will need to be revised in accordance with the City Staff <br />review letter. <br /> <br />The office building is proposing to derive access from Sapphire Street and be served by a surface <br />parking lot behind the building. City Code states that office buildings located within the Town <br />Center are required to provide a minimum of three parking stalls per t,000 square feet. In this <br />case, a total of 155 parking spaces are required. The surface parking behind the building is <br />proposed to contain 316 parking spaces when fully constructed. Parking requirements for the <br />entire block will be re-evaluated as site plans for the two remaining buildings come forward. <br /> <br />The Town Center has specific architectural and site development standards, per the Town Center <br />Development Guidelines. On September 21, 2005 the Town Center Technical Advisory <br />Committee (TCTAC) reviewed the proposed site plan according to these guidelines. The TCTAC <br />was generally supportive of the proposed site plan, with a few minor modifications. A <br />recommendation was made to use a material other than stucco for the base of the building. <br />Calculations must also be submitted on the percentage of glass and brick coverage on the <br />proposed building. <br /> <br />The landscaping plan is generally acceptable in accordance with comments outlined in the City <br />Staff review letter. <br /> <br />Recommendation: <br /> <br />The site plan is meeting the requirements established in City Code (TC-1 District) and the Town <br />Center Development Guidelines, therefore staff is recommending approval of the proposed site <br />plan contingent upon compliance with City Staffreview letter dated September 29, 2005. <br /> <br />Commission Action: <br /> <br />Motion to recommend to the City Council approval of the proposed site plan for Ramsey <br />Professional Center contingent upon compliance with the City Staff review letter dated <br />September 29, 2005. <br /> <br />Motion to recommend that the City Council deny the proposed site plan. <br /> <br />Review Checklist: <br />Community Development Director <br />PC: 10/06/05 <br /> <br />54 <br /> <br /> <br />
