CASE <br /> <br />REQUEST TO REZONE PROPERTY FROM R-1 SINGLE FAMILY RESIDENTIAL, <br />R-2 MEDIUM DENSITY RESIDENTIAL, R-3 HIGH DENSITY RESIDENTIAL <br /> TO PLANNED UNIT DEVELOPMENT; <br /> CASE OF PULTE HOMES OF MINNESOTA, INC. <br /> <br />By: Patrick Trudgeon, AICP, Community Development Director <br /> <br />Background: <br /> <br />As part o~' the Summerset Meadows Preliminary Plat, Pulte Homes has applied for a rezoning of <br />property located north of Highway # 10, west of Armstrong Blvd., and south of Alpine Drive. <br />[:rom R-1 Single Family Residential, R-2 Medium Density Residential, and R-3 High Density <br />Residential to Planned Unit Development (PUD). <br /> <br />Thc fi)Ih)wing items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) Overall Site Plan <br />c) Map showing current Zoning Designations. <br />d) Proposed Findings of Fact <br />c) Proposed Ordinance <br /> <br />Notification: <br /> <br />t~r,operty owners located within 700 feet were notified of the proposed rezoning. State law <br />requires that the City notify property owners within 350 feet be notified. <br /> <br />Observations: <br /> <br />The preliminary plat covers an area of 187 acres. Pulte Homes is proposing to develop 606 <br />housing units on 136 acres of the site. As part of the plat, the developer is creating outlots that <br />may contain commercial development on 38.5 acres. They are also reserving a 300-foot wide <br />corridor needed for the future Mississippi River Bridge Crossing. This corridor is nearly 14 acres <br />in size. The residential portion of the development will consist of 154 small-lot single family <br />homes, 274 village row townhomes, and 178 court home' (back-to-back) townhomes. The plat <br />also dedicates 4.26 acres as a public park and creates a 2.23 acre home owners association park <br />that will contain a pool, tennis and basketball courts, and a clubhouse. <br /> <br />Yhe applicant is proposing that the subdivision be rezoned to a Planned Unit Development <br />(PUD) due to their desire to introduce neighborhood design elements as well as to make up for <br />l:he loss o~' nearly 14 acres being given to the City for the future MissiSsippi River Bridge <br />crossing.
