The landscaping plan does include plantings adjacent to the existing single family home's along
the eastern boundary as well as the lone existing lot on Puma St. If landscaping is to 'be used
exclusively to achieve the transitioning requirements, additional plantings will be necessary.
However, City Code does allow for other alternatives to be utilized when agreed upon by the
developer and the City. It should be noted that the landscaping plan also does include buffer
plantings along the southern edge of the townhomes in anticipation of possible commercial
development in the future as well as along the possible future bridge corridor where it abuts
proposed lots.

[t appears /'rom the information given by the applicant, that the townhome units will meet and
exceed the architectural standards for townhomes. The units will have an exterior palette of six
colors and will contain several desired architectural design elements (dormers, bay-windows,
shutters, and articulated facades). The units will have at least 14% coverage of brick/stone on the
lk'ont elevations. 'Townhome standards dictate that at least 35% of the front elevations consist of
these material unless additional architectural elements and colors are used-. The townhome units
quali~ fbr this exemption since there will be at least five colors used on the exteriors and they
will be using multiple desired architectural elements.

The landscaping plan is generally acceptable subject to the comments contained in the Staff
Review Letter.

Recommendation:

St~ff recommends approval of the preliminary plat and preliminary site plan of Summerset
Meadows subject to compliance with City Staff Review Letter dated September 30, 2005, the
property proposed to be develop residentially being rezoned to Planned Unit Development, the
Developer providing the 300-foot wide transportation corridor as shown on the preliminary plat.

Planning Commission Action:

Motion to recommend approval of the preliminary plat and preliminary site plan of Summerset
Meadows subject to:

1) Compliance with City StaffReview Letter dated September 30, 2005.
2) The property proposed to be developed residentially being rezoned to Planned Unit
Development.
3) The Developer providing the 300-foot wide transportation corridor as shown on the
preliminary plat.

ivlotion to recommend denial of the preliminary plat and preliminary site plan.

PC: 10/06/05

87
