PUBLIC HEARINGS/COMMISSION BUSINESS <br /> <br />6.01: Public Hearing: Consider Request for a Variance to City Services for a Lot on Green <br />Valley Road; Case of Josh Hunt <br /> <br />Public Hearing <br />Chairperson Bauer called the public hearing to order at 7:02 p.m. <br />Presentation <br />City Planner McCann presented the staff report statingthat staff believes the request meets the <br />three-factor test and recommends approval of the variance. <br /> <br />Chairperson Bauer commented that the property is about 40 acres in size and the proposal would <br />be to construct one home. He asked what would happen if the property desired to subdivide in the <br />future in terms of utility connection. <br />Senior Planner Anderson stated that based on the City Charter, the City cannot force a property to <br />connect to City sewer as long as there is a functioning septic system on the property, or as long as <br />a failing system can be replaced on the property. <br />Planning Commission/ March 24, 2022 <br />Page 2 of 18 <br /> <br />
