· CASE <br /> <br />REQLEST FOR SITE PLAN REVIEW OF ADDITION TO INTECH CORPO1L4TION: <br /> CASE OF INTECH CORPORATION . <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br /> <br />Sharp and Associates submitted a site plan for the development of an addition to the <br />office/warehousing facility [coated at 7180 Sunwood Drive. The property is generally iocated at <br />the southeast comer of' Sunwoo.d Drive and Ramsey Boulevard NW. <br /> <br />The following items are enclosed for your information: <br /> <br />~) <br /> <br />c) <br />d) <br /> <br />Sire location map <br />Site plan <br />City Staff review letter dated September 27, 2005 <br />Draft Development Permit <br /> <br />Observations: <br /> <br />'_;harp and Associates are proposing to conslzuct a 16,576 square foot addition to the existing <br />i'ntech Corporation building located at 7180 Sunwood Drive, legally described as Lot 1, Block 1, <br />A.E.C. Energy Park 3ra Addition. This property is zoned E~2 Employment District, and <br />o ~ce/warehousing space is permitted in this district. <br /> <br />proposed addition conforms to all setbacks and lot coverage requirements. <br /> <br />Building materials are satisfactory and consist of a variety of materials and textures such as <br />smooth and rock face block and pre-cast panels. The proposed addition Conforms well to the <br />existir~g structure. <br /> <br />The landscaping Plan outlines a variety of different types and sizes of trees, and conforms to all <br />landscaping requirements. <br /> <br />On October 6, 2005 the Planning Commission unanimously recommended that the C.i. ty Council <br />approve the proposed expansion. <br /> <br />Recommendation: <br /> <br />Tt~e Planning Commission and City Staff recommend site plan approval contingent upon <br />compliance with City Staff Review Letter dated September 27, 2005, and the Developer signing <br />a Development Permit with the City. <br /> <br />-131- <br /> <br /> <br />
