It will-allow building <br />occupants to use both streets for ingress and egress. The end users must anticipate public <br />users passing through the parking lot between these two streets. Dividing the. lot into east and <br />west halves without a connection or creating a serPentine connection would not be viewed <br />~:'avorab[y by the City. <br /> <br />Sewer and Water Trunk Fees: The 2005 Sewer Trunk 'Fee is $3,284.00 per commercial <br />acre. The 2005 Water Trunk Fee is $7,313.00 per commercial acre. The rate in effect at the <br />time of final plat approval will be charged. <br /> <br />Park Dedication/TraiI Development: Per the:Master Development Agreement, the City <br />and the Master Developer have negotiated a park and Trail Dedication Ag-reement. In <br />accordance with the Park and Trail Dedication Ageement, there are no park dedication or <br />trail development fees owed on this plat. However, there is a park payment obligation in the <br />t,r Amendment to the Master Development Agreement that requires a cash payment, to the <br />City, upon sale of the property in an amount equal to $5000.00 per acre being sold on the <br />propem/in accordance with the zoning regulations. <br /> <br />Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway <br />improvements, AUAR Roadway Improvements, Parking Facility Improvements: In <br />accordance with City, of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02- <br />068, assessments for Ramsey Town Center Phase I P,.oadway knprove.ments, Phase II <br />Roadway Lmprovements, AU'AR Roadway Improvements, and parking facility improvements <br />shall be payable to the City in a single installment prior to the release of the final plat mylars <br />t'or recording. Total payment due incNdes principal plus adorned interest in the amount of <br />6.3% per annum commencing February 22, 2005. <br /> <br />1.0. Other Permits. The Developer is responsible for obtaining any and all permits required <br /> t'rum other regulatory agencies. <br /> <br />1. l. REU Number: The City has enacted a quarterly drainage utility charge.
