Commissioner Brauer stated that Chairperson Nixt mentioned density on the east side. He <br />indicated he likes the house design, and does not have a problem putting those on Alpine, but he <br />has a bigger problem putting those lot sizes close to the existing neighborhood. <br /> <br />Commissioner Brauer asked if the only deviation from R-1 is that the lots are five feet narrower, <br />and that the developer is saying that because of the unique footprint of the house, there will still <br />be 20 feet between homes. <br /> <br />Mr. Shetlrud indicated that is correct. <br /> <br />Chairperson Nixt indicated that the advantage of a PUD is that they would be able to set the PUD <br />to require spacing, whereas with a standard R-1 they could set the lots, but the builder could <br />space them as he wanted; this gives the City more control. <br /> <br />Commissioner Brauer a~eed, and noted this is different than Rum Pdver Meadows because that <br />was skirting everything of R-1 standards. <br /> <br />Chairperson Nixt indicated he is generally in favor of the plan. He suggested the applicant work <br />with Staff to address the issues, and come back with a site plan. He also encouraged the <br />applicant to meet with the residents. He noted that this is not. a public hearing, but he would take <br />br/ef comments. <br /> <br />Betty Pehlke, 5566 157 Avenue, stated her concern is lots 33 and 34 and the road proposed to' <br />come through to 152nd Avenue. She indicated they were the first ones to build in the <br />development, and 152~ Avenue was not even there. She stated when they put their house in, <br />there were told to put it straight. She indicated if this road goes through it would have to go right <br />through her property. <br /> <br />Chairperson Nixt indicated that before the road was determined they would have to take into <br />consideration Ms. Picky's property location. <br /> <br />Nicky O'Connetl, 5590 152® Lane, indicated her biggest concern is that they have 40 houses in <br />Branseth, .with 40+ children in the area that have had free rein of a playing area for a long time. <br />She stated that putting an access by he~' house would cause problems for children getting hit by <br />cars, etc. She indicated she is very opposed, and does not see going through existing <br />neighborhoods to get to a new one. <br /> <br />Chairperson Nixt agreed, which is why he is opposed to that access point. <br /> <br />CommissiOner Brauer stated if that access is taken out, there will probably be a house there, and <br />asked Ms. O'Cormell if she is okay with that. <br /> <br />Ms. O'Connell indicated she is okay with a house.
