Page 2 <br />April 4, 2000 <br />Variance to lot size and width <br /> <br />There are existing homes on Lots 1 and 4. Mr. Johnson previously lived in the home on <br />Lot 4. In 1999, he applied for and received a variance to minimum lot width, which <br />allowed him to build his new home on what is shown on the plat as Lot 1. (In addition to <br /> <br />City Code states that lot width is measured at the Building setback line, the definitions <br />section of Chapter 9 also states that lot width is measured at the property line abutting the <br />street and continuing to the building setback line. The width of Mr. Johnson's unplatted <br />lot for his new home was over 300-feet wide, but he only has 66-feet of frontage on 178th <br />Lane. The lot width at the location of the existing house on Lot I is 268 feet. The lot <br />width at the proposed location for the house on Lot 2 is 212.25 feet. <br /> <br />Variances to lot size have been granted in the past as long as compliance with the 4 in 40 <br />density regulations is maintained. Variances have also been granted to lot width or street <br />frontage requirements. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the lot size variance because the lot size variances <br />requested are very minimal and compliance with 4 in 40 density regulations is <br />maintained. <br /> <br />Staff is also recommending approval of the lot width variance because there is sufficient <br />area for four (4) homes, but the configuration of the property and the County ditch limits <br />the design or layout options. <br /> <br />Review Checklist: <br /> <br />Sylvia Frolik, Community Development Director <br />Anita Rasmussen, City Planner <br /> <br />Board of Adjustment: 4/4/00 <br /> <br /> <br />
