The project was introduced as a sketch plan last spring. Park and trail dedication was
discussed at the August 2005 meeting. The motion for trail dedication was approved at that
meeting. The motion for park dedication was for staff to investigate dedication of land outside of
the plat to meet the park obligations.

Civil Engineer Linton II reviewed the case with the Commission.

Commissioner Olds wondered if the number of lots was finalized.

Civil Engineer Linton indicated that if the number of lots is changed they will adjust the amount
of money up or down.

Consensus of the Co~mnission was to accept cash in lieu of park land.

Motion by Commissioner Olds, seconded by Commissioner Pontius, to approve park dedication
in cash depending on the total number of lots.

Motion can'ied. Voting Yes: Commissioners Olds, Pontius, LaMere, and Ostrum. Voting No:
None. Absent: Commissioners Johns, Lehman, and Shryock.

Case #3: Sketch Plan Review for The Meadow

It was noted GM Homes has submitted sketch plans for The Meadow, a single family home
project on the site of the cun'ent City Hall, Fire Station and Police Station. They are proposing
51 single family, urban set/ice lots. This development is in the Prairie Recreation District.

Civil Engineer II Linton reviewed the information with the Commission.

Commissioner Olds wondered with the proposed development what happens to the Fire and
Police Stations.

Civil Engineer Linton stated they are looking at moving the Fire Station to the north east comer
of Alpine. The Police Station would go to the new City Hall area.

Connnissioner Olds wondered if what is left of the property is enough for the school district.

Civil Engineer II Linton stated there is enough land for the lots to remain legal lots and they are
selling offthe back area of the lots. The remaining land will be large enough to begin a school.

Park and Recreation Commission/September 8, 2005
Page 2 of 5
