Motion carried. <br /> 7.02: Adopt Resolution #22-102 Approving Preliminary Plat for Rivenwick Village 4th <br /> Addition (Project No. 22-109); Case of LGI Homes <br /> Deputy City Administrator/Community Dev. Director Hagen reviewed the staff report and <br /> recommendation to adopt the resolution approving the preliminary plat for Rivenwick Village 41h <br /> Addition. He stated the applicant is in attendance. <br /> Councilmember Musgrove commented she supported this addition. She had reviewed the <br /> Planning Commission and EPB meetings and there were a lot of comments from City Staff and <br /> WSP that vetted this project well. She believed the developer has stated he is willing to work on <br /> those changes for the final plat and suggested having offset streets off Jasper Street into the <br /> neighborhood. She stated she is supportive of it and appreciated Staff's review of the details. <br /> Deputy City Administrator/Community Dev. Hagen replied that offset streets were an initial <br /> comment by Staff where initial review thought it would make sense. Through discussion with the <br /> developer that is likely not going to happen but improvements would be implemented in the <br /> development to allow for better turning. He stated it is likely going to stay as shown. He stated <br /> there were several initial comments by Staff that went to the Planning Commission. The plans <br /> presented tonight have been revised by the developer. <br /> Mayor Pro Tem Riley asked the developer to explain the project. <br /> Jay Roos, LGI Homes, stated the property is under contract and they are looking at finalizing the <br /> purchase agreement to move forward with the project. He stated the project plans include 27 <br /> townhome units. He stated there has been direction on this property from Council and the Planning <br /> Commission to extend 139 h Street through the property and maintaining commercial on the north <br /> side along with residential on the south side. He stated LGI is not a commercial developer so they <br /> haven't looked at marketing that property because they don't own it yet. If the purchase agreement <br /> goes through, they would look at marketing the commercial property to incorporate a commercial <br /> real estate company to help them with the marketing of that. That would require a site plan <br /> approval whether it is one commercial user or two. He stated there is a cross ponding agreement <br /> that was put into place when Suite Living was built that is a shared pond and there is the ability to <br /> make the pond larger with a commercial project. He stated it would be a single tier attached units <br /> with the corner units being three bedroom, two bath units. The interior units are two bedroom, <br /> one bathroom. He explained the similarities and difference between this one and their Monticello <br /> project. <br /> Motion by Councilmember Woestehoff, seconded by Councilmember Musgrove, to adopt <br /> Resolution 422-102 Approving Preliminary Plat for Rivenwick Village 41h Addition. <br /> A roll call vote was performed: <br /> Councilmember Heineman aye <br /> Councilmember Woestehoff aye <br /> City Council/April 26, 2022 <br /> Page 6 of 8 <br />
