l £-U~i! Buildings in Areas. Zoned R,2 Me,iSinm Density Residential. Townhome buildings in <br />R-E Zoning Districts can contain a maximum of 10 units per building. Lots 5, 6, 7, 8, Block <br />7 contain 12-unit buildings. The applicant is asking for this consideration due to desired <br />market mix of units, neighborhood design considerations, and to make up for the loss <br />nearl? 14 acres being given to the City for the future Mississippi River Bridge crossing. <br />Redfaced corner side-yard setback. The required comer side yard setback, is 30 feet for <br />single-family lots. The Developer would like to have 25-foot comer side yard setback for two <br />lots. The applicant is asking for this consideration due to neighborhood design considerations <br />and to make up' for the loss of nearly 14 acres being given to the City for the furore <br />Mississippi River Bridge crossing. <br /> <br />The PUD ordinance requires that the development have either 20% public open space or 50% <br />private and open space. The development is dedicating 4.26 acres of public park, but that is only <br />2.2% of' the land. The development, however will have approximately 64% private open space <br />as defined by City Code. <br /> <br />Recommendation: On a 5-1 vote, the Planning Commission recommended that the City <br />Council adopt findings of fact in support of the rezoning and adoption' of the ordinance changing <br />the zoning of the Subject Property from R-1 Single Family, R-2 Medium Density Residential, <br />and R-3 High Density Residential to Planned Unit Development. <br /> <br />Council Action: <br />Motion to recommend adoption of Resolution #05-10- approving Findings of Fact # <br />~ and - <br /> <br />Motion to recommend introduction Ordinance #~ rezoning the property from R-1 Single <br />Family, R-2 Medium Density Residential, and R-3 High Density Residential to Planned Unit <br />Development. <br /> <br />Motion to deny the rezoning based on findings of fact. <br /> <br />CC [0.25.05 <br /> <br />-187- <br /> <br /> <br />
