CASE #: ~} <br /> <br />REQUEST FOR PRELIMINARY E,[AT AND PRELIMINARY SITE PLAN <br /> REVIEW FOR SUMMERSET MEADOWS <br /> CASE OF PULTE HOMES <br /> By: Patrick Trudgeon, AICP Community Development Director <br /> <br />Background: <br /> <br />The Ciw is in receipt of a preliminary plat submitted by Pulte Homes to develop a residential <br />development named Summerset Meadows. Puke Homes is proposing to develop a total of 606 <br />housing units on 187 acres. The <br /> sketch plan showed approximately. 785 units. Pulte Homes has removed the 175 apartment units <br /> si~own on the sketch plan at this time. They 'may bring back a future development the will <br /> contain apartments in the future, but at this time it is undetermined if and when that would <br /> happen. <br /> <br />As part of the approval process, an Environmental Assessment Worksheet (EAW) was required. <br />On July 26, 2005, after review of the comments received from the documents and looking at <br />i~formafion contained within the EAW, the City Council determined that no further <br />environmental review was necessary. <br /> <br />7'he preliminary plat covers an area Of 187 acres. Puke Homes is proposing to develop 606 <br />housir, 5 units on 136 acres of the site. As part of the plat, the developer is creating outlots that <br />may contain commercial development on _38.5 acres. They are also reserving a 300-foot wide <br />corridor needed for the future Mississippi River Bridge Crossing. This corridor is nearly 14 acres <br />[~ size. The residential portion of the development will consist of 154 smalMot single family <br />~omcs. 274 village row townhOmes, and 178 court home (back-to-back) town_homes. The plat <br />also dedicates 4.26 acres as a public park and creates a 2.23 acre home owners association park <br />r[am will contain a pool, tem~is and basketball courts, and a clubhouse.- <br /> <br />~J'he property currently has several zoning designations, R-l, R~2, R-3, and TC-2. Pulte Homes ~S <br />?rot3osin5 to rezone the entire property to Planned Unit Development (PUD). The current zoning <br />district locations are shown on Page 5 of 35.0fthe Engineering Plans.
