Associate Planner Wald stated the sketch plarn, is providing several different types of residential <br />~mi~ styles throughout the development. The unit types include small lot single family, with 66- <br />i~oot wide lots, court homes, row house town.homes, and apartment facilities. <br /> <br />.,:,~ssociate Planner Wald reviewed that approximately 98 acres of the total 190 acre site is <br />proposing to be developed with residential units for a net density of approximately 8.0 units per <br />acre. She indicated Staff will need to determine density over the entire plat as part of the <br />preliminary, plat process. <br /> <br />Associate Planner Wald explained the concept plan' is providing a major north/south street' <br />connection through the development to Alpine Drive. The proposed road alignment with County <br />l~.'.oad 116 to the east is desirable. She stated Staff would suggest that the developer continue to <br />look at how to provide a stronger east/west connection throughout the development. She <br />indicated the subdivision is subject to an Environmental Assessment Worksheet which will <br />address in great detail transportation, water quality, and any environmental issues. The EAW has <br />been initiated and it is anticipated that during preliminary plat review baseline information <br />completed ibr the EAW will be available. She indicated the sketch plan is showing how the <br />exception piece could be developed and integrated into the project area. .. <br /> <br />Associate Planner Wold advised the City Council recently initiated a master planning study for <br />the area located west of Town Center,. which includes the PuRe property. She stated the City <br />retained the services of a team of architects to complete the master planning study in a timely <br />manner. She indicated Staff has met several times with the master planning architects to work <br />ii,rough some preliminary concept plans specifically related to the PuRe property. <br /> <br />Associate Planner Wald explained the sketch'p[a.n process is intended to provide the developer <br />with general feedback and direction regarding a proposed subdivision. She stated that upon <br />receiving feedback from the Planning Commission and City Council, it is up to the. developer to <br />decide when to proceed to preliminary plat and how to incorporate received feedback. She <br />indicated the applicant is requesting to discuss their proposed concept plan and solicit feedback <br />h'om the Planning Commission. <br /> <br />Public Input <br /> <br />Cory Leper indicated he has been working with Staff for six to eight months, trying to determine <br />bow they could provide a nice community, He stated they have strong traf25c connections and <br />l~our pods of homes. He indicated they spent a lot of time with Staff and their planners to <br />develop a master plan. He stated the desire 'is to create nodes with open space around them, with ' <br />connections to the east to the Town Center and to the west to the Regional Park. <br /> <br />c ',hairperson Nixt asked about the current zoning. He stated it appears the single-family area in <br />the center is currently zoned R-3 and R-2. He indicated the only portion of the develo.pment area <br />zoned R-1 is the northwest comer.
