PUBLIC HEARINGS/COMMISSION BUSINESS <br /> 6.01: Public Hearing: Consider Request for a Variance to City Services for a Lot on Green <br /> Valley Road; Case of Josh Hunt <br /> Public Hearin <br /> Chairperson Bauer called the public hearing to order at 7:02 p.m. <br /> Presentation <br /> City Planner McCann presented the staff report stating that staff believes the request meets the <br /> three-factor test and recommends approval of the variance. <br /> Chairperson Bauer commented that the property is about 40 acres in size and the proposal would <br /> be to construct one home. He asked what would happen if the property desired to subdivide in the <br /> future in terms of utility connection. <br /> Senior Planner Anderson stated that based on the City Charter,the City cannot force a property to <br /> connect to City sewer as long as there is a functioning septic system on the property, or as long as <br /> a failing system can be replaced on the property. <br /> Planning Commission/March 24,2022 <br /> Page 2 of 18 <br />
