Narrower lot widths for urban single'-'family lots. <br /> <br />10. <br /> <br />That the preliminary plat is proposing __ acres of private open space as part of the <br />development, which meets the 50% requirement for private open space required under City <br />Ordinances. <br /> <br />That on July 19, 2005 and September 20, 2005, the City Council expressed the intent to <br />purstte working with the Applicant to provide for single family development that will also <br />preserve land on the Subject Property for future municipal and school sites. <br /> <br />12. ~I't~at tl~e Applicant is requesting deviations from the standard lot width, area and yard <br /> setbacks in order to preserve the maximum amount of property possible for the future <br /> pt~blic/quasi-public sites. <br /> <br />13. That the proposed development will/will not exercise substantial detrimental influence on <br /> the market value of surrounding properties. <br /> <br />14. That the proposed development will/will not Show a favorable economic impact 3n the <br /> community at large. <br /> <br />15. Tl~at the proposed development will/will not adversely impact natural features such as <br /> wetlands, water features, woodlands, and steep slopes. <br /> <br />16. That the proposed development will/will not protect and preserve scenic qualities to the <br /> greatest extent possible. <br /> <br />That the proposed development will/will not impose undue burden on public services and <br />fat~:ilities, including fire and police protection, schools, streets, water systems, sanitary <br />sewer systems and storm sewer .systems. <br /> <br />Tt~at the proposed development is/is not designed in such a way as to form a desirable and <br />unified environment within its own boundaries, and also will be detrimental to future land <br />uses in the surrounding areas. <br /> <br />NOWT[IEREiFORE BE IT RESOLVED THAT THE CITY COUNCIL FINDS THE <br />FOLLOWING DEVIATIONS FROM CITY CODE ACCEPTABLE: <br /> <br />Treat the following deviations from City Ordinances are found acceptable as part of this <br />PlJlD; <br /> · Smaller lot sizes for urban single-family lots. <br /> · Naa-rower lot widths for urban single-family lots. <br /> <br />motion lbr the adoption of the foregoing resolution was duly seconded by Councilmember <br /> , and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />RESOLUTION #05-11-x,-cx <br /> Page 5 of 6 <br /> <br />117 <br /> <br /> <br />
