The site currently has fifty-eight (58) trees and thirty-five (35) shrubs that were <br />installed both as part of the original site development and as supplemental plantings over the <br />years. The existing number of trees far exceeds the current standards for new construction while <br />the number of existing shrubs is somewhat low. <br /> <br />The landscaping plan, dated September 30, 2005, includes twenty (20) new shrubs. Due to the <br />size of the addition and the fact that the pervious area of the site would not be reduced, Staff <br />believes that the proposed landscaping is adequate. Both species are acceptable. The minimum <br />required size for the shrubs is twenty-four (24). inches in height. <br /> <br />Tree Preservation: Other than the plantings that were installed as part of the original · <br />construction, there are no other areas of~sigrtificant trees. Therefore, no tree preservation plan is <br />necessary. <br /> <br />Ground Cover: All landscaped areas must be'sodded and irrigated per City Code. <br /> <br />Architectural Standards: The one-story building does not exceed the 65-foot height limii. The <br />exterior walls are proposed to match the existing building, which consist of a combination of <br />common, single score, burnished and rock face block, which is in accordance with City Code. <br /> <br />Waste Storage: City Code requires that alt solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The dumpster area wiI1 be housed within the <br />building. <br /> <br />Access: The property currently gains access from Unity Street, no new accesses are proposed. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking space for each 300 square <br />feet of office floor area and 1 parking space for each 1,000 square feet of <br />manufacturin~warehouse area. The proposed building .addition will require an additional 8 <br />parkhng stalls fbr the proposed manufacturing area. The .site plan proposes adding 13 parking <br />stalls to the existing 68 parking stalls, which complies with City Code. <br /> <br />Off Street ParMng - Design: In accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement must be finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and' Grading: Current drainage and grading is sufficient for the site. The addition <br />will be taking place on ar~ existing impervious surface parking lot. The curve numbers will not <br />change with the building addition. Currently, the stormwater drains to an existing pond on the <br />east end of the site. The building addition Will not have an adverse affect on the pond. <br /> <br />REU Number: This site will incur a quarterly storm water charge, which is based upon the <br />amount of impervious area. The residential equivalent unit number (REU) will remain the same <br />since the development is occurring on an existing impervious area. <br /> <br />12 <br /> <br /> <br />
