Manufact~ng, w~ehouses, and offices are <br />permitted uses in this disthct. Retail uses are petalled in E-1. disthcts N multi-tenant facilities, <br />but these uses are limited to 20% of the uNts M~in the building. <br /> <br />Lot Sizes: The minimum lot size in the E-1 district is 1 acre. ~s lot combination will result in <br />a o.o~ acre lot. <br /> <br />[,or Dimensions: All proposed lots must have at least 200 feet in width. The proposed lot meets <br />afl lot width requirements. <br /> <br />Access: The proposed lot gains two accesses from S~sh Lake Court. <br /> <br />Drainage and Grading: Drainage and gading issues will be addressed as p~ of the site plan <br />I't:vi ~W process. <br /> <br />Utilities: The proposed building will be se~ed by existing sewer and water facilities. <br /> <br />Dr:dnage and Utili~ Easements: There is a ten foot drainage and utili~ easement aro~d the <br />entire perimeter' of the two prope~ies. The common prope~ line easements will need to be <br />vacated in order to build the proposed building. <br /> <br />Sewer and Water Trunk Charges: All subdivisions are subject to a sehes of sewer and water <br />tnmk and lateral fkes. The total cost for such fees per acre is $10,597, for a ~otal of $35,924 for <br />this ~itc.
