CASE <br /> <br />REQUEST FOR SITE PLAN REVfEW FOR MINKS CUSTOM HOMES: <br />CASE OF MINKS CUSTOM HOMES <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br /> <br />Minks Custom Homes, LLC submitted a site plan for the development of a 20,000 square foot <br />multi-tenant o~'fice/warehouse facility located generally at the southeast comer of Sunfish Lake <br />Boulevard NW and Suniish Lake Court. <br /> <br />The fi}llowing items are enclosed for your information: <br /> <br /> I) Site location map <br />2) Site Plan <br />3) Landscaping PLan <br />4) Building Elevations <br />5) C'ity Staff'Review Letter dated September 27, 2005, revised October 25, 2005 <br /> <br />Notification: <br /> <br />Site plans do not require a public hearing. <br /> <br />O b,sct-wttions: <br /> <br />Bert Minks is proposing to construct a 20,000 square foot multi-tenant facility by combining two <br />lots through a minor plat to create one, buildable lot. The property is zoned E-1 Employment. <br />O ftlce and warehousing uses are permitted within this district. Limited retail is also permitted, <br />but is limited to 20% of the square footage of any proposed building. <br /> <br />Tiae proposed structure will be a multi-tenant building with eight bays for office/warehousing <br />uses. One bay will be occupied by the offices of Minks Custom Homes. <br /> <br />Thc site plan conforms to all setbacks, architectural standards, and lot coverage requirements. <br />There are some minor issues with the landscaping plan and grading plan, as outlined in the staff <br />review letter, and a tree preservation plan is also requested. <br /> <br />Thc Planning Commission heard this case on October 6, 2005, and tabled both the site plan' <br />review and the sketch plan review of the plat so the applicant could submit a revised site plan <br />ti;at indicated the requested changes concerning the future addition. The Commission was <br />c~,nccrncd with the proposed use of the lot, and wanted to see a plan that provided the most <br />opportt~nities ~br the applicant in the future. After meeting with City Staff and Lampert <br />z-\rchitet:ts, it was determined that the current revised site plan allows for the most flexibility for <br />l'uture cx0ansion options. <br /> <br />'l'hc submitted revisions indicate the relocation of some parking to the north side of the building, <br />allowing thc building to be shifted west and providing more space for maneuvering in the rear of <br />tb, e building.
