Chairperson indicated his comments woul~d be to stage development, provide access to <br />Alpine, close the northwest comer access to Nowthen, and he would prefer to see the east <br />side access be 152~a Avenue. <br /> <br />Commissioner Brauer stated that Chairperson Nixt mentioned density on the east side. <br />He indicated he likes the house design, and does not have a problem putting those on <br />Alpine, but he has a bigger problem putting those lot sizes, close to the existing <br />neighborhood. <br /> <br />Commissioner Brauer asked if the only deviation from R~I is that the lots are five feet <br />narrower, and that the developer is saying that because of the unique footprint of the <br />house, there will still be 20 feet between homes. <br /> <br />Mr. Shetlrud indicated that is correct. <br /> <br />Chairperson Nixt indicated that the advantage of a PUD is that they would be able to set <br />the PUD to require spacing, whereas with a standard R-1 they could set the lots, but the <br />builder could space them as he wanted; this gives the City more control. ~ <br /> <br />Commissioner Brauer agreed, and noted this is different than Rum River Meadows <br />because that was skirting everything of R~ 1 standards. <br /> <br />Chairperson Nixt indicated he is generally in favor of the plan. He suggested the <br />applicant work with Staff to address the issues, and come back with a site plan. He also <br />encouraged the applicant to meet with the residents. He noted that this is not a public <br />hearing, but he would take brief comments. <br /> <br />Betty Pehlke, 5566 152nd Avenue, stated her concern is lots 33 and 34 and the road <br />proposed to come through to 152nd Avenue. She indicated they were the first ones to <br />build in the development, and 152nd Avenue was not even there. She stated when they <br />put their house in, there were told to put it straight. She indicated if this road goes <br />through it would have to go right through her property. <br /> <br />Chairperson Nixt indicated that before the road was determined they would have to take <br />into consideration Ms. Pehlke's property location. <br /> <br />Nicky O'Cormell, 5590 152nd Lane, indicated her biggest concern is that they have 40 <br />houses in Branseth, with 40+ children in the area that have had free rein of a playing area <br />for a long time. She stated that putting an access by her house would cause problems for <br />children getting hit by cars, etc. She indicated she is very olSposed, and does not see <br />going tln'ough existing neighborhoods to get to a new one. <br /> <br />Chairperson Nixt agreed, which is why he is opposed to that access point. <br /> <br />Commissioner Brauer stated if that access is taken out, there will probably be a house <br />there, and asked Ms. O' Connetl if she is okay with that. <br /> <br /> <br />
