?The JYeadow: Preliminary Plat Review <br />October .28, 2005 <br /> <br />bf~,wevcr, as mentioned in the landscaping section, due to the large number of removals, there <br />:~hould be new plantings that go above and beyond the minimum requirements. <br /> <br />The Cky will be attempting to move some of the trees that are located on the City Hail campus. <br />Some o[' the potential candidates are located in the ~een space between the two driveways at the <br />w¢,.st end of the property (off ofNowthen Blvd), which are noted on the tree preservation plan as <br />being removed. Coordination with the City will be necessary to ensure that any trees potentially <br />slated to be moved are not damaged or inadYertently removed. <br /> <br />Trail Fee: Trail Fees must be paid for new lots created prior to release of the final plat for <br />recording. The current rate is $550 per unit; the rate in effect at the time of final plat approval <br />will be collected. <br /> <br />Trail Development: A trail will be required along Nowthen Blvd., per the City's Park and Trail <br />Plan. The Park and Recreation Commission recommended this at the September meeting. The <br />[rail should extend to 150th Avenue. The portion of the trail in the right-of-way south of the <br />existing city hall entrance may be considered trail credit eligible. <br /> <br />Sidewalks: A sidewalk is shown along the west side of Helium Street. City Staffis <br />recommending that a sidewalk also be added along the east side of Helium Street and both sides <br />oi~Street 2 due to the [ikelihood that there will be two schools within I mile of the homes at some <br />point in the future. <br /> <br />Sewer and Water Trunk Fee: Sewer and Water Trunk Fees must be paid for the new lots prior <br />~o tlxe release of the final plat for recording. The current rate is $2,962 per unit; the rate in effect <br />a~ thc time of' final plat approval will be collected. <br /> <br />Stomnwater Management Fee: A stormwater management fee must be paid for all new lots <br />being created. The current rate is $384 per unit; the rate in effect at the time of final plat approval <br />must be paid prior to the City's release of the final plat for recording. <br /> <br />-['he Rarnsey Planning Commission will be meeting at 7:00 PM on Thursday, November 3, 2005, <br />a,, the Ra'msey Fire Station located at 15050 Armstrong Boulevard, to consider-your request for <br />preliminary plat review.
