also limit the number of detached accessory buildings to no more than three (3). Ultimately, the Planning <br />Commission suggested that some flexibility be incorporated into the Conditional Use Permit to allow the Applicant <br />to construct up to a 1,500 square foot building (300 square feet more than the original proposal), contingent upon <br />the 100 square foot existing shed being removed upon completion of the new building. <br />Alternatives <br />Alternative 1: Motion to approve the Conditional Use Permit allowing up to a 1,500 square feet detached accessory <br />building, contingent upon removal of the 10 x 10 shed within (30) days of approval of the final building inspection <br />for the new accessory building as recommended by the Planning Commission. Staff supports this alternative. <br />Alternative 2: Motion to deny the Conditional Use Permit based on certain findings. The proposed building is a <br />typical size for the Rural Developing district. It would comply with the architectural standards in City Code as well <br />as the required setbacks and would be harmonious with the intended character of the neighborhood. Furthermore, <br />the Applicant has agreed to remove one existing shed and thus, there would only be three (3) total detached <br />accessory buildings on the Subject Property, per City Code.
