CASE # 3 <br />REQUEST FOR SITE PLAN REVIEW OF DAVE PERKINS CONTRACTING: <br />CASE OF DAVE PERKINS CONTRACTING <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br /> <br />D;tve Perkins Contracting submitted a site plan on September 6, 2005, revised October 7, 2005 to <br />construct a 20,000 square foot office/warehousing facility at the site generally located at 143rd <br />Avenue NW and Limonite Street NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />c) <br /> <br />Site location map <br />S ire plan <br />Building Elevations <br />City Staff review letter dated September 27, 2005, revised October 19, 2005 <br />Draft Development Permit <br /> <br />Observations: <br /> <br />D~tve Pc&ins Contracting is proposing to construct a 20,000 square foot office/manufacturing <br />f'ac:ility with a second floor mezzanine at 143~d Avenue and Limonite Street, legally described as <br />Lot t, Block 2, Gateway North Industrial Park. The property is zoned E-2 Employment. Office <br />and warehousing is permitted within this district. <br /> <br />D-~e applicant has requested to install Class V surface in the rear of the proposed building. While <br />not generally allowed by City Code, the size and weight of the equipment and machinery used in <br />Dttve Perkins contracting business requires the use of Class V. The use of Class V materials is <br />sui~ject to City Council approval. <br /> <br />'l'he applicant will need to pave Limonite Street in order to gain access from it, and he has agreed <br />to pave the street according to City standards, with concrete curb and gutter. The street paving <br />will need to be completed in conjunction with the City's construction of sewer and water pipes <br />m~dcrneath the street. The City of Ramsey is paying for the sewer and water fees and park <br />dedication lees. This will be paid for through the business subsidy agreement as outlined in the <br />I)cvclopmcnt Agreement. The trail fee and stormwater management fee are the responsibility of <br />thc developer. <br /> <br />I'l~e City Council heard this case on October 25, 2005, and tabled it until November 6th to resolve <br />tl~c debate over the installation of sewer and water underneath Limonite Street. It was decided by <br />C(>uncil that thc City would be responsible for the costs incurred to install sewer and water pipes <br />~tndcmcmh Limonite Street. This installation will also be paid for through the business subsidy <br />~tg~'ccmcnt. <br /> <br /> <br />
