Links at Northfork is currently located <br /> 9333 Alpine Drive NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated October 28, 2005 <br />Proposed Development Permit <br /> <br />N{~tification: <br /> <br />5i~c Plums do not require a public hearing. <br /> <br />0 bs ct-va lions: <br /> <br />The site plan is proposing to construct a 1,866 square foot clubhouse addition onto Links at <br />North tYrk's existing 6,141 square foot facility. The subject property is approximately 60 acres in <br />si7,c :_md is zoned PUD; the proposed addition is a permitted use in this district. <br /> <br />The site plan is exceeding all setbacks and lot coverage is sufficiently under the 45% maximum <br />lot coverage restriction established in City Code. The site plan shows 265 existing parking stalls, <br />which meets the requirements ['or clubhouses. <br /> <br />N~o new accesses are proposed. <br /> <br />Building materials are satisfactory and consist of stucco, which will match the existing building. <br /> <br />Thc grading and drainage plan has been reviewed by the Engineering Department and meet the <br />rc:q~firements for the site. <br /> <br />The landscaping plan is generally acceptable in accordance with the City Staff Review Letter. <br /> <br />R cc~mmendation: <br /> <br />~[hc Plain'ting Commission reviewed the site plan on November 3, 2005 and recommended the <br />City Cmmcil approve the proposed site plan. <br /> <br /> <br />
