We offer the following comments:' <br /> <br />General: The site plan is proposing to develop a 1,866 square foot building addition onto an <br />,:xisting 6,141 square ~bot facility on the property located on Alpine Drive. <br /> <br />Zoning: The site is currently zoned Planned Unit Development; clubhouse facilities are a <br />permitted use in this zoning district. <br /> <br />Lot Coverage: The site plan is proposing a total building area of 8007 square feet on Lot <br />flock 3 o[North~brk Links Addition, which is approximately 60 acres. The proposed site plan is <br />sufficiently below the City's maximum lot coverage of 45%. <br /> <br />Accesso~? Use: The site plan is not proposing any accessory uses. <br /> <br />Utilities: The property is currently serviced by a well and septic tank. <br /> <br />Setbacks: The site plan shows the building addition is exceeding setback requirements. <br /> <br />Landscaping: City Code requires one (1) additional tree for every 1,000 square feet of building <br />e:<pansirm. The proposed expansion is roughly 1,800 square feet, which would require the <br />ir~stallario~ o[ two (2) new trees. There is also the option of installing some accent plantings, in <br />the tbrm o~' shrubs, around the proposed addition instead of the trees. This would also satisfy the <br />l~mdscaping requirements. Species should be appropriate for the region, trees should be a <br />~inimum of either 2.5 inch caliper for deciduous trees or six (6) feet for evergreens, and shrubs <br />.si~ould !.m twenty-~bur (2~) inches in height or width, depending on the growth characteristics of <br />rJrtz [miividuai species. <br /> <br />Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br /> <br />
