CASE <br />Public Hearing <br />CONSIDER ORDINANCE TO VACATE <br />DRAINAGE AND UTILITY EASEMENT IN MINKS BUSINESS PARK; <br />CASE OF MINKS CUSTOM HOMES <br />By: Breanne Dalnes, Associate Planner <br />Background: <br />Ben Minks is in the process of site plan review and a minor plat to construct a multi -tenant <br />office -warehouse at the property located on the southeast corner of Sunfish Lake Boulevard and <br />Sunfish Lake Court. The minor plat will combine Lot 3, Block 1 of Ramsey 67 Industrial Park 1" <br />Addition and Lot 4, Block 1 of Oakridge Industrial Park. The newly created lot will be named <br />Lot 1, Block 1, Minks Business Park. A drainage and utility easement vacation is necessary <br />because two lots are being combined into one lot, and the proposed building will be built across <br />the drainage and utility easement on the previous common property line. The newly created lot <br />will be platted with a 10 foot drainage and utility easement around.the perimeter. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Exhibit of underlying easements to be vacated <br />c) Final Plat of Minks Business Park <br />isd) Proposed ordinance <br />Notification: <br />In accordance with State Statue, property owners within 350 feet of the subject property were <br />notified of this hearing. <br />Observations: <br />A public hearing and ordinance adoption is required in order to vacate easements. <br />Recommendation: <br />City Staff recommends introduction of the enclosed ordinance to vacate the existing easements. <br />Council Action: <br />Motion to introduce Ordinance 405-1 <br />to vacate the easements for drainage and utility purposes <br />on Lot 3, Block 1, Ramsey 67 Industrial Park, lst Addition and Lot 4, Block 1 Oakridge <br />industrial Park. <br />Review Checklist: <br />Assistant Community Development Director <br />Em-,inecring Tech <br />CC: 11/22/05 <br />—143— <br />
