11 CASE # REQUEST FOR SITE PLAN REVIEW FOR MINKS CUSTOM HOMES: CASE OF MINKS CUSTOM HOMES By: Breanne Dalnes, Associate PIanner Background: blinks Custom Homes, LLC submitted a site plan for the development of a 20,000 square foot multi -tenant office/warehouse facility located generally at the southeast corner of Sunfish Lake Boulevard NW and Sunfish Lake Court. The following items are enclosed for your information: 1) Site location map 2) Site Plan a) Landscaping Plan 4) Building Elevations 5) City Staff Review Letter dated November 18, 2005 6) Proposed Development Permit ratification: `site plans do not require a public hearing. Observations: September 27, 2005, revised October 25, 2005 and Ben TAinks is proposing to construct a 20,000 square foot multi -tenant facility by combining two lots through a minor plat to create one, buildable lot. The property is zoned E-1 Employment. Office and warehousing uses are permitted within this district. Limited retail is also permitted, but is limited to 20% of the space of any proposed building. The proposed structure will be a multi -tenant building with eight bays for office/warehousing Uses. One bay will be occupied by the offices of Minks Custom Homes. The site plan conforms to all setbacks, architectural standards, and lot coverage requirements. Thcre are some minor issues with the landscaping plan and grading plan, as outlined in the staff review letter, and a tree preservation plan is also requested. The City Council has authorized the City of Ramsey to write down the cost of the land through Ta;: Increment Financing. All fees associated with development will be the responsibility of the applicant. Thu Planning Commission heard this case on October 6, 2005, and tabled both the site plan Cvie"I and the sketch plan review of the plat so the applicant could submit a revised site plan haI indicated the requested changes concerning the future addition.
